Tom’s Watch Bar, Tropical Smoothie Cafe, and exercise studio F45 Training have all signed leases on the retail part of The Kelvin, a 312-unit condo neighborhood in Washington, D.C., which first opened in April 2020.
“With the return of baseball season and continued vaccination efforts in D.C., the spirit of Half Road is again and higher than ever,” Anthony Startt, director of investments for Jair Lynch, mentioned in a launch. “Tom’s Watch Bar, Tropical Smoothie Café, and F45 are the right additions to the neighborhood, which is thought for its love of sports activities, scrumptious drinks and a very good exercise, and we will’t look forward to them to formally open their doorways.”
Positioned at 1250 Half Road SE within the District’s Navy Yard, throughout the road from Nationals Park, the property is at the moment 95 p.c leased.
Tom’s Watch Bar’s 7,750-square-foot house can be outfitted with a central outsized “stadium” display screen surrounded by a whole lot of smaller screens. It’s scheduled to open in the summertime of 2022.
“Our model promise of ‘all of the sports activities, on a regular basis’ can be an excellent addition for the skilled, collegiate, worldwide and massive occasion fan bases from everywhere in the D.C. space,” Tom Ryan, co-founder of Tom’s Watch Bar, mentioned.
F45 Coaching is taking 3,000 sq. ft and can open in early 2022. Tropical Smoothie Cafe signed a lease for 1,275 sq. ft and can open within the spring of 2022.
KLNB’s Ben Becker, Steve Combs and Jennifer Worth represented the property proprietor within the trio of leases. Pulse Property Group’s Josh Miller represented Tom’s Watch Bar, Alex Walker of Miller Walker Retail Real Estate represented Tropical Smoothie Café, and Becker represented F45.
